Understanding Your Homeowners Insurance Policy in Hollywood, FL

Homeowners insurance is a crucial investment for property owners in Hollywood, Florida. This coastal city faces unique challenges, including hurricanes, floods, and other natural disasters, making comprehensive coverage essential. This guide will help you understand the key aspects of your homeowners insurance policy, including coverage options, common exclusions, and the claims process.

Key Coverages

  • Dwelling Coverage: This covers damage to the structure of your home, such as the roof, walls, and foundation, from covered perils like fire, windstorms, hail, and lightning.
  • Other Structures Coverage: This covers damage to detached structures on your property, such as a garage, shed, or detached guest house.
  • Personal Property Coverage: This covers your belongings within the home, including furniture, electronics, clothing, and personal valuables.
  • Personal Liability Coverage: This protects you financially if someone is injured on your property or you are held liable for property damage to others.
  • Medical Payments to Others: This coverage pays for medical expenses for guests who are injured on your property, regardless of who is at fault.
  • Loss of Use Coverage: This provides temporary living expenses if your home becomes uninhabitable due to a covered event, such as a fire or water damage.

Coverage Options

  • Actual Cash Value (ACV): This pays the replacement cost of your property minus depreciation.
  • Replacement Cost: This pays the full cost of replacing your property with similar items, without deducting for depreciation.
  • Guaranteed Replacement Cost: This provides higher coverage limits and ensures your home can be rebuilt even if the cost exceeds your policy limits.

Common Exclusions

  • Flood damage: Flood damage is typically not covered by standard homeowners insurance. You’ll need to purchase a separate flood insurance policy through the National Flood Insurance Program (NFIP).
  • Earthquakes: Earthquake damage is usually not covered, but you can purchase earthquake insurance as an endorsement to your policy.
  • Acts of war: Damage caused by war or acts of terrorism is generally excluded.
  • Neglect or intentional damage: Damage caused by your own negligence or intentional actions is not covered.
  • Gradual wear and tear: Normal wear and tear, such as aging or deterioration, is not covered.

Understanding Your Policy

  • Review your policy documents carefully: Familiarize yourself with the terms, conditions, coverage limits, and exclusions.
  • Create a home inventory: This will help you document your belongings and expedite the claims process in case of a loss.
  • Update your policy regularly: Review and update your policy annually to ensure it meets your changing needs and reflects any property improvements.

Filing a Claim

  • Contact your insurance agent promptly: Report the damage as soon as possible.
  • Document the damage: Take photos and videos of the damage.
  • Make temporary repairs: Take reasonable steps to protect your property from further damage.
  • Cooperate with the insurance adjuster: Provide all necessary information and documentation.
  • Keep records of all communication and expenses: Maintain records of all communication with the insurance company and any expenses incurred related to the claim.

Unique Considerations for Hollywood, Florida

  • Hurricane Coverage: Ensure your policy provides adequate coverage for wind damage, hail, and flying debris caused by hurricanes.
  • Flood Insurance: Due to the city’s coastal location, flood insurance is crucial. Consider purchasing a separate flood insurance policy through the NFIP.
  • Coastal Property Considerations: If you live near the coast, consider additional coverage for erosion and flooding.

John Finney President
Finney Insurance Corporation was founded in 2009 by John Finney in order to purchase Stirling Insurance Services Davie location. After being the Sales Manager for Ken Finney State Farm for eight years, John Finney purchased Stirling Insurance Services which had been in business for over 20 years. He knew that he wanted to be an independent agent due to the fact of the diversity of products and companies to help people, and because his potential was not limited. In short, John and his staff were tired of telling people “Sorry I can not help you”. Ken Finney’s office was closed in 2010 after 34 years of serving the community’s insurance needs due to State Farm stating they were pulling out of the state for homeowners insurance. Finney Insurance Corporation moved into Ken’s old location and hired most of his employees. It was a very difficult task to undertake without having all of the State Farm business, as it was given to other State Farm agents. Today that struggle and decision has paid off. Finney Insurance Corporation now has been growing at an incredible rate because of its diversity in an ever changing marketplace and its neighborhood agency feel for its clients. All of Finney Insurance’s staff are experienced professionals some with over 25 years in the industry. They care about the companies they represent and their customers. We are also proud members of the Hollywood Chamber of Commerce and Latin American Association of Insurance Agencies. The Finney family has been involved in the community for 34 years and plan to continue to support the community with our agency. We also want to increase our services to our clients through technology and knowledge of new insurance concepts. Once we have fully realized our potential in our current location we would like to expand to other locations in Florida through acquisitions. Our marketing, referrals, cross sales, and bond with clients is our real strength and source of increased business to date and will continue in the future. We feel by aligning ourselves with quality companies we can be successful in a mutually beneficial relationship and provide the highest quality and selection for our customers to help them with all of their insurance needs; instead saying, “Yes, we can help you with that!”
